Nationally we have noticed a slight increase in rents due to a lowering number of properties available for tenants. Generally this has been caused by the government tightening expectations on investment properties. In response a small but significant number of landlords have sold/quit the rental property they once owned.

 

 

Therefore because landlords have in most cases been required to spend money upgrading their investment, the up-side is the rental increase due to a lowered supply.
